 Owners of rental properties may ask,

  • How much rent can you expect to get from your home if you must rent it?
    Answer: each home is different of course, we will supply you with a FREE Rental Analysis upon request.

  • What happens if you charge too much for rent?
    Answer: your home/condo/apartment will not rent if you charge too much.
    Even if we get a higher amount, renters will move out as soon as they find a cheaper but similar rental.

  • What if a tenant moves out early?
    Answer: if they do not have approval of management or other legal excuse, then they are in Breach of Contract.
    They will loose their deposit and will be liable for the remainder of the lease contact in most cases.

  • What can I do if a tenant trashes my property?
    Answer: depending on the severity of the case, if its a small amount of cost it may not be worth the time and cost
    involved to got to court as its hard to collect from a dead-beat. If the damage and related cost is high, we generally
    will send the final invoice to a Collection Agency. We reciently collected $3,000 for an owner this way.

  • Who is responsible for utility charges after move out?
    Answer: Tenants are responsible for any utility bills that were dated during the time they had tenancy.

  • Are specific contracts important and what should they cover?
    Answer: Any business agreement that involves any kind of compensation or liability of any kind should have a legal
    and binding contract. Our contract between owners and also our Lease Contracts may be found downloadable

  • How can owners protect themselves without going overboard and scaring away renters?
    Answer: Your best protection is to hire a professional Property Management Company who will do it right.

  • The tenant wants out of the Lease, what can I do?
    Answer: depending on the reason, we will judge these type of requests on a case-by-case basis. Example; if the
    renters are Military and have orders to ship out.... we are required by Law to let them out of the lease early. If the
    renters have lost their job and come to us before the rent is late and state that they will simply NOT be able to pay
    the upcoming rent... then we may allow them out of the Lease rather than have them not be able to pay the rent...
    if they will agree to leave the rental ASAP and leave it in a clean condition. The old saying is "You can't get blood
    out of a turnip." is so true. Its pointless to try to force someone to stay in your rental if they are honest enough to
    tell you up front that they will not be able to pay. Plus the cost of clean up can be enormous if they get upset with
    us and trash your home. Trying to collect later is much more costly and hard to do than to make a deal with the
    otherwise good tenant to move out.

 Renters may ask;

  • How can you avoid paying too much for rent?
    Answer: research the local rental market online to see what rents are for your type of dwelling.

  • What about your lack of credit or how can you qualify for a rental?
    Answer: we take applicants on a case by case basis. Bad credit will not always deny you a rental. More important
    is do you have a Felony conviction in the past 5 years and if so what was it for, plus have you been Evicted in the
    past 5 years?

  • How can you rent with a bad credit or criminal history?
    Answer: sometimes we can ask for a higher deposit for the 1st year, or perhaps ask for an added month rent
    upfront as a cushion... with full credit like a last month rent payment etc.

  • How can you get into a rental with not enough funds or pay all the up front fees?
    Answer: depending on the screening and other factors, we may be able to let you pay half of the deposit with
    the last half paid in a month or two months scheduled payments.

  • I need to get out of my Lease.... what can I do?
    Answer: depending on the reason, we may allow a tenant out of a lease. If its a hardship situation where you
    have lost your job and need a cheaper rental we may even offer you one of our cheaper rentals if you leave
    the current rental clean and are not behind in your payments. ITS CRITICAL THAT YOU TALK WITH
    YOUR LANDLORD BEFORE...BEING LATE.

Buyers; Washington State is a “Buyers Agency” state, meaning that you may be totally represented by a
Professional Licensed & qualified real estate agent who has no agency interest in the sellers home.
We will work for you and only you..., not the seller. In the past, real estate agents had a Fiduciary
responsibility to work only for the sellers of a property. The rules have changed.
