Tenant Lease Option - This is a contract,
typically between two parties: the tenant (also called
the lessee or tenant-buyer), and the landlord (lessor),
who owns or has the right to lease or dispose of the

for a more complete explaination. Lease Purchase - Lease-purchase is an agreement to buy a particular piece of property within a certain time-frame, usually at a price determined beforehand. In some cases, the process for determining the future price is agreed to between the buyer and seller and will be implemented at some future date. For example, the future price may be determined by an independent, licensed real estate appraiser, paid for by either party or jointly, before the expiration of the lease period. A lease-purchase agreement is a legally binding commitment to buy the property. It differs from a lease-option, which is merely a right to buy a property, that may be exercised on certain terms. With a lease-option the tenant has the right, but not the obligation, to purchase the property. Tenant Buyer who wishes to buy their rental, but
cannot do so now. They will ask for an Option to Buy
or Lease/Option.
Option Consideration -
non-refundable “money and-or services of like value”
that allow you to “exercise your option”...paying for
the right to tie up the subject property. Exercise Option - You choose to use your option before the option expires. Option Credit - this
increases your “Option Fund” when you exercise your
option. Generally pre-paid or "pay as you go" monies,
which are applied or credited to tenant/buyers down
payment or closing costs at the time of purchase. Building “Equity Fund” - Every month you can increase your fund so when you stop renting and get your home loan, this fund could pay all or most of tenant/buyer's down or closing costs. More Real Estate Terms
