- We will do the work for you,
call us today! We have managed rental homes and properties for over 23 years
and have a support team for all contingencies. We are licensed by the
Washington State Department of Licensing in Olympia and are full insured &
bonded with multi-million dollar coverage. We are also members of the Olympic
Rental Association and the local and National Association of Residential

- Tenant move out clean-up - Upon move
out, unfortunately most tenants do not clean their rental properly and we must
hire a crew to go in and get the place back into rentable conditions. Some
owners also give us properties to manage that need to be cleaned up. Our
standards are high but expected by the new renters who will expect a nice,
clean and tidy rental. Our list of rental clean up requirements are

Costs to clean up are billed to tenant unless they refuse or cannot pay,
then naturally the owner must pay. Owners may do their own clean up if they
prefer, however we suggest to have the licensed pros do it.
- FREE Advertising - We will
advertise your home, apartment, condo/flat/loft, farm and commercial
properties daily for FREE, until they are rented, at
NO
cost to you via one or more of our several websites...(such
as:

www.homesandproperties.com), plus the AHRN
Military Relocation Services system, Craigslist.org For Rent section,
Postlets.com, Hotpads.com and several other online media resources.

- Optional Advertising - You
may also have the option to pay for local newspaper ads if you so choose,
which average $35 to $85 normally, or the option to list your property on the
NWMLS online where we will offer 25% to 50% commission of the 1st months rent
to any agent who brings a qualified renter who rents your property! Plus
listings are now also Syndicated with the companies
listed below.
- EZ PAY -
BCI Properties is pleased to
announce a new option that allows you to have your funds electronically
deposited to your bank account by utilizing Payment Service Network,
the same company that processes the rent payments electronically for our
residents. We can now send the funds electronically to you via your checking
account and routing number. This is a free service to you. Once we process the
deposit the funds will be electronically deposited to your account in two
business days. When we set up your account, we will issue you a username and
password to access your account. See details:

Payment Service Network processes at the highest level of security. Their Web
Site is guaranteed secure using the latest 256 bit SSL encryption. This new
option gives you the convenience of having the funds deposited into your bank
account without you having to go to the bank.
- Why hire a Professional Property
Manager? - Some owners do collect their own rent, handle the midnight
calls for emergency maintenance, screen out the bad apples and search for the
good ones, post notices when a tenant is late and process Evictions when
needed...., but then find out later that they could have had a lot less
headache, obtained more rent in most cases and often times wish they would
have left the dirty work to a professional company which would have been well
worth the small monthly fee. By RCW Law Code in Washington State, any person
who collects rent or acts in any way as a Property Manager for another person
must be licensed and Bonded for that purpose. Not just anybody will do. Avoid
litigious tenants who are looking for a reason to sue you, hire a Pro.

- Fee schedule is included with our
management forms, however the basic fee is just 8% of the rental amount
collected with a $75 minimum. If you find a Licensed PM company that has a
cheaper advertised rate we would like to know about it. There is also a requirement to have a small
(generally $200 per unit) amount set aside in a Trust Account, for maintenance needs and emergencies in case of a tenant who
calls us for help. Other details available by request.

- please review, sign, date & return forms 1, 2 and 3 found on the page linked
above, once you are satisfied that we will do a good job for you.
After review of the forms on the page linked above, and upon mutual agreement we will meet with
you if possible to go over details within the Owners Folder containing an
application, required pamphlets and other needed items which are on the linked
page in Step 1.., or if you are out of the area we can do it all by phone,
email etc.
- STEP 3:
Inspection & photos, inspection & review of your property,
photos of existing condition plus
funding the account
for maintenance & advertising needs, collecting required documents, trust
account set-up and keys etc. ...all must be done prior to obtaining a tenant.
