 PET POLICY for Home Owners:

 - Our pet policy is strictly dependant on what owners want to do when renting their homes and investment properties.
Personally, I do not allow pets in the majority of the 8 homes that I own. The cost of clean up is just too great and the
deposits never cover it. However there are some good pets and it may not hurt to have other input as seen below. Also,
renting to pet owners will increase the chance of getting a tenant sooner. So its up to each owner as to what they would
like to do about having puts allowed, or not. We do ask for a non-refundable pet fee from $200 up to $500, depending
on the owners wishes and size of pet etc.
 
Renting to People with Pets?
 
Foreclosures are not only affecting homeowners, but their pets as well.  Many former home owners who are faced with the need to find a rental are turned away when potential landlords enforce a "No Pet" policy.  The result is shelters are being flooded with homeless pets.
 
Faced with nowhere to live, many former homeowners must give up their pets.  There has been a surge in drop-offs at shelters across the country.  These pets are usually well cared for, socialized animals who would be living with their families but for their owners' financial crisis'.
 
Even if you don't normally rent to pet-owning tenants, now is the time when you might want to change your policy, at least for a while.  The foreclosure crisis isn't ending anytime soon.  Experts estimate that three million U.S. households could find themselves in foreclosure within the next year or two.
 
Landlords who accept pets often discover that they end up with more responsible, rule abiding tenants than those without pets.  Allowing renters with well-mannered pets can be a smart business move that will decrease turnover by attracting long-term, quality tenants.  Knowing the number of rentals open to them is limited, many grateful pet owners take great care to make sure they stay in good graces with their landlord. 
 
Here are 4 suggestions to help protect yourself while maintaining flexibility so that if you later change your mind, the rental relationship can end quickly and easily.
  1. Screen the pet.  Get info from veterinarians, neighbors, trainers and others who are familiar with the animal.
  2. Establish reasonable pet policies.  Have a policy that outlines your expectations when pets live on your property.  You can refer to your local Humane Society for "Landlord Policies for Pet Friendly Rentals."
  3. Collect an adequate deposit.  If the pet causes damage and the tenant does not voluntarily pay for it you'll need to cover it with the security deposit.
  4. Offer a month-to-month rental agreement, not a lease.  If you're still wary, make it as easy as possible to end the tenancy if things don't work out.  With a month to month rental agreement, you can end the tenancy with notice- 20-30 days in most cases- and you don't have to have a reason!
