over the past 13 years in
several different countries and
most of them were quite honest
and ok to work with. BCI beat
them all! As I had moved to the
US from a foreign country I did
not have any credit history, no

account and no job. Other
agencies I had contacted did not

My experience with BCI Properties in Tacoma has been excellent. Don, Emily and
staff are friendly, detail-oriented and sincerely care about the work they do. I
approached them in 2010 for property management of my small East Tacoma home
after reading many excellent reviews and comparing services and costs of other
property management companies in Tacoma. In no time my little house was
occupied. When that first tenant moved out, BCI Properties had another tenant
ready to move right in, and the home has been occupied ever since. Also, BCI
Properties is great about keeping me appraised about property issues such as
needed repairs – even giving me the option of having repairs done by qualified
repairmen on their list, or allowing me to have work done by a professional of
my own choosing.

I am extremely satisfied with BCI Properties and would not hesitate to recommend
them to anyone needing property management.

Feelings: (….after too much initial owner involvement in screening,
maintenance etc…, which should have beeen left up to BCI management services.)

1 – BCI acquires higher quality renters faster than any other property
management firm or our own efforts.
We absolutely depend on the service levels that BCI Rentals delivers.

2 – The happenstance clustering of turn-over’s is just hitting us hard
financially. (7 rental properties, 3 vacancies)
It is vital to us that we minimize the number of days vacant on the personal
properties in particular.

3 – We felt we asked the right “stability” questions to the 2-month wonders in
14724A. (owner involved in screening)
We feel snookered by their answers. Their “motel” behavior rolls me in the mud.
We found that we needed to change from a month-to-month to a 1-year lease
belief. (as BCI recommended initially)
Changing this policy will pretty much eliminate this problem. (….naturally.)

4 – We greatly value the openness of BCI. We always feel welcome to talk, vent,
push, suggest and cry.
For that, we are grateful. Sometimes we fail to express it. You are all doing
superior work and it is appreciated. (…past PM company was a disaster.)

First and foremost, we would like to thank you all for being so helpful and
patient with us during this entire process. Initially we were shocked to see BCI
offering to manage properties at such a low rate compare to competitors. But
after our first meeting with Don we soon realized the genius to the BCI business
model.

My wife and I are military and purchased our home in 2006. Being military it was
only inevitable that we would have to move, and luckily we landed in paradise
(Hawaii). Well, in the current housing market selling our home wouldn’t have
been a very lucrative endeavour so we decided to rent in order to build a little
more equity before cashing in. We searched high and low for the best management
situation for our investment both economically and business wise. Little did we
know that our search would lead us to find that the best management situation
would also end up being the fiscally smart choice as well.

Don, Emily, and Amber took very good care our us, guiding us through this every
step of the way. They were able to find us two reliable tenants to choice from
in under 3 weeks and our home rented for exactly what we expected. We can’t say
enough about BCI as a thoroughly organized family business. Their overall goal
is customer satisfaction which is evident in the testimonials you see here
today. They do an excellent job of ensuring everything is accounted for from
maintenance to payments. They ensure every applicant is screened and seek home
owner approval prior to all move ins. And most importantly they take pride in
ensuring your home is in excellent condition before a tenant moves in and out of
your investment.

Don really gets it! BCI can afford to offer the best rates because they manage
more properties than any other company in the region, they maintain positive
relationships with home owners, tenants, and maintenance companies, and they do
far more with less payroll.

Don, as you already know we have a great amount of respect for you and a fond
appreciation for BCI as a family business. You are truly a genius and are very
lucky to have such a beautiful and magnificent wife like Emily to keep the books
in order for over 170 properties. Thank you Emily for everything and being so
prompt with the payments. And last but certainly not least, thank you Amber for
being so patient and kind with us. Not to mention the fact that you were able to
find two competing tenants in under 3 weeks. How bout that for customer
appreciation…lol.

Re: Front door was vandalized on your rental home. We fixed it right away with a
stronger dead bolt, using the SmartKey system.
The door knob was not really secure because of the glass next to it that anyone
could have broken out. Cheap fix and all is good.

Wow, really? And that used to be such a nice neighborhood! Do you think there
should be additional security lights outside? Did the tenants get the security
code to set up the system themselves? By the way, those French doors are old, so
(be careful) the glass is pane and doesn’t crumble.

I switched to BCI because I was desperate with my previous agent. I was so
surprised on how thoughtful and efficient Don is. The day I signed the contract
he immediately went to inspect the property, change the lock, did a walk through
and provide me a bunch of photos on the damage the evicted tenant did. He always
communicate to me what he is doing so that I feel my property is in good care.
His documents are very clear and very detail so that you know where the money
goes. For owners that are not living in the area, this is the kind of agent you
can entrust your property with.

We shopped around for property managers before settling on BCI Properties. We
actually tried another management team before them and can testify that their
management contract is ‘owner friendly’ and their rates, the best we found. We
have five properties being managed by BCI Properties and have had experience
with their professional, effective services in several circumstances. With a
tenant complaint, BCI, quickly addressed the needs, taking effective action to
remedy; with an unpleasant, unresponsive tenant who lost his job and was
incommunicado to us, BCI Properties curtailed a lengthy continued occupation and
brought eviction resolution in a timely manner; when a tenant gave notice to
vacate, BCI Properties went to work getting the house restored to rent-able
condition and have already rented the home, within two weeks of its vacation. In
circumstances requiring purchases of appliances, BCI Properties has shown itself
to be resourceful and spend thrifty, steering us to the best possible purchases,
while still giving us whatever options available. The advertising/marketing BCI
Properties has done, have been tasteful, accurate, and insightful, taking the
time to highlight unique features of our homes. We’ve only had a few ‘end of the
month’ statements, but they are handled by individual property, charges are
clearly substantiated and the statements, easy to understand. Don and Emily are
approachable, workable people, not constrained by set modes of operation, and
have pleasant ‘servant’ attitudes whenever we call needing advice or an update.
They are accessible on email and many times, we get up in the morning to an
email from them, originated 6 or so am! We are ever so happy we came on board
BCI Properties for our property management needs.

judgment. I did not want to own this home.
I had a builder clean up, carpet, and paint the inside of the house to sell.
After several months I had no offers. I then to chose to rent it, also with no

So I contacted you to see the capabilities to rent it. As I have cancer I had
not been able to view the property myself. You took a personal interest in the
house, gave me a bid on bringing it up to rental standards, handled the purchase
of needed appliances, blinds, etc. and placed the home on the market.

It rented immediately to a very grounded family who have been extremely good
tenants. Don, as I said you did this all without our meeting, just on your word.
I would recommend you and your firm to anyone in my predicament.
