invoices and data about your property each month or
more often as
needed.
- Tenant move out clean-up - Upon
move
out, unfortunately most tenants do not clean their
rental properly
and we must hire a crew to go in and get the place
back into rentable
conditions. Some owners also give us properties to
manage that need to
be cleaned up. Our standards are high but expected
by the new renters
who will expect a nice, clean and tidy rental. Our

Clean
up. Costs
to clean up are billed to tenant unless they refuse
or cannot pay, then
naturally the owner must pay. Owners may do their
own clean up if they
prefer, however we suggest to have the licensed pros
do it.

will advertise your home, apartment,
condo/flat/loft, farm and
commercial properties daily for FREE
on the MLS, www.BCIrent.com as well as Trulia,
Zillow, Craigslist, Postlets, Hotpads, AHRN and many

- SECTION 8 - Welfare
Acceptance. -
Its totally up to owners, if they want to
allow Section-8 tenancy or
not.
This logo on your Ad or Listing
means that
the owners accept Section 8 applications, but NOTICE:
this does not
mean that the housing will be approved by Section 8.
Each rental must
be inspected and approved by Section 8 prior to
occupancy. Owners have
the right to accept or not accept Section 8 renters.
We personally
accept all Section 8 applicants if they pass our
screening and agree to
our policies of non-smoking and no-pets etc. Section-8
residents have
proven to be quite reliable over the past few years,
one reason is
perhaps that if they mess up or damage a rental that
the Section-8
Administrators may not let them stay on the
program.... and its very
hard to get approved again.
- SMOKING POLICY .... Yes or NO? Again, its
totally
up to the owner of a property if they wish to allow
smoking!

- Why hire a Professional
Property
Manager? - Some owners do collect their
own rent, handle the
midnight calls for emergency maintenance, screen out
the bad apples and
search for the good ones, post notices when a tenant
is late and
process Evictions when needed...., but then find out
later that they
could have had a lot less
headache, obtained more rent in
most cases and often times wish they would have
left the dirty
work to a professional company which would have
been well
worth the small monthly fee. By RCW Law
Code in Washington
State, any person who collects rent or acts in any
way as a Property
Manager for another person must be licensed and
Bonded for that
purpose. Not just anybody will do. Avoid litigious
tenants who are
looking for a reason to sue you, hire a Pro.
