There are many things to consider when you rent out your home. Mainly you
must decide if you will be doing the renting and collecting, along with
possible evictions and dealing with tough tenants who could remain without
paying rent for months if you are not right on top of it --- or, would you
prefer to hire a Property Management company to do it for you?
The upside to using our services are big. We do the tenant screening,
background check, criminal history and credit check, plus we check for
past evictions. We get the best renter we can find to ensure that your
home is kept in good order and rents are paid on time. We handle
maintenance and emergency repair issues fast. We do any needed evictions,
including 3-day notices to pay-or-quit and notices to keep the grounds
clean etc. Generally, we can also find renters/tenants who will wish to
have the option to "rent/lease to own" your home, which can pay you
a greater rent with more stable renters. - The only real drawback to
allowing us to handle your rental is that we get 10% of the rent for the
work we do in your behalf each month.
All of our forms and contracts are reviewed
by our Attorneys, plus we adhere to the letter of the law when it comes to
Landlord/Tenant Law. We provide, and require signed/dated receipts to
prove we provided, the most current documents, brochures and pamphlets
regarding the Law of Real Estate Agency, Lead Disclosure and Mold

Washington State Landlord Tenant Act of
2006 - "These pages are provided by the Attorney
General’s Office to give general information about the state’s Residential
Landlord-Tenant Act (RCW 59.18). Since this is a lengthy and complicated
law that continues to be interpreted by the courts, we recommend
