 WHY SHOULD YOU HIRE A PROFESSIONAL SERVICE?

  When you hire us to manage your property rental, we do it all. Included are a careful analysis of similar properties within your area, to determine "rental values", what they are renting for, similar to a CMA or BPO that we as Realtors would do for sales or property values. If you just want to know what the rent should be so you can do your own rental, simply email me back an address with number of bedrooms/baths, sq/ft of home and what you think rent should be.   There are many things to consider when you rent out your home. Mainly you must decide if you will be doing the renting and collecting, along with possible evictions and dealing with tough tenants who could remain without paying rent for months if you are not right on top of it --- or, would you prefer to hire a Property Management company to do it for you?

  The upside to using our services are big. We do the tenant screening, background check, criminal history and credit check, plus we check for past evictions. We get the best renter we can find to ensure that your home is kept in good order and rents are paid on time. We handle maintenance and emergency repair issues fast. We do any needed evictions, including 3-day notices to pay-or-quit and notices to keep the grounds clean etc. Generally, we can also find renters/tenants who will wish to have the option to "rent/lease to own" your home, which can pay you a greater rent with more stable renters. - The only real drawback to allowing us to handle your rental is that we get 10% of the rent for the work we do in your behalf each month.  

  All of our forms and contracts are reviewed by our Attorneys, plus we adhere to the letter of the law when it comes to Landlord/Tenant Law. We provide, and require signed/dated receipts to prove we provided, the most current documents, brochures and pamphlets regarding the Law of Real Estate Agency, Lead Disclosure and Mold Disclosure forms.
