Rental Criteria

Please include the following items when you apply: (PER APPLICATION)

  1. Fully completed application.
  2. State ID or Driver’s License .
  3. Social Security Card (or acceptable second form of ID).
  4. $50 money order or cashiers check if you are coming into the office.

AUTOMATIC DENIALS: Having any of these will be an automatic disqualification.

  1. An eviction in the last 5 years.
  2. Any felony conviction in the last 5 years.
  3. Open bankruptcy.
  4. Cannot owe money to a current or previous landlord. Payment plans are not accepted.

Conditional Approval: Approved with risk management*

    1. Must have 1 year on the job or in the current field of work.
    2. Must have at least 1 year of good rental history.
    3. If you have more than $2000 in collections not counting student or medical bills.
    4. Closed or discharged bankruptcy in the last 5 years.
    5. Denial if you make less than 2.5x rental amount. Additional security deposit of one month’s rent required if you do not make at least 3x rental amount.

*Risk management based on the conditional approval above will require you to pay a first full month rent, security deposit, additional security deposit, and $100 Risk management fee added with monthly rent. The additional security deposit is refundable. Conditional approval will also require you to pay on time for 12 consecutive months. As long as all payments are made on time and assuming the tenant would like to stay longer than one year the $100/mo risk management fee is not charged after the initial 12 months.
