If you do not find one you like contact us and tell us what you are looking
for, we may have one not listed yet or may be able to find one for you.

STEP 2: - Required
Application and Screening
Forms -
A. Download our
Screening
Form
- to apply you must pay a screening
fee of $35.
B. Rental Application

*we can also fax or email these forms.
C. You may simply rent a home for a year, called a lease, or you may
optionally Rent-to-Own.
Notice: Both of these forms are required for us to consider an
application. There is a $35 screening fee to pay for a background/credit
check, which we pay to Landlord Solutions of Tacoma, a professional Tenant
Screening Company. If we chose another applicant before your application is
processed, you will receive a refund of the $35 of course. Otherwise once paid
it is non refundable. - If you have had a past eviction's
or felony conviction's
you may be turned down, however you may write a letter of explanation if you feel there should be an
exception. We are also looking for non smokers for our newly carpeted rentals.
Some rentals allow pets, some do not.
- STEP 3: -
Lease Contract -
Once you have been approved by the
screening process... and have picked out a rental that you like, we will need to
meet at our office to review and fill out the Lease Contract. This can be done
via email or regular mail for Military and out of State clients. Once this is
done and your fee to move in is paid you will receive keys generally the same
day, depending on contract terms. Yes, some of our rentals accept Section-8
and we adhere to all Fair Housing Laws.

Law of Real Estate Agency -
it is required by law that we give you this information and if you are
approved for a rental property we will ask that you sign a document indicating
that you have received and read the information.
- Lead Based Paint - this information
must be given to every tenant prior to their signing any Lease or Rental
Agreement. It pertains mainly to dwellings built prior to 1977.
- Mold Information - this information must
be given to every tenant prior to their signing any Lease or Rental Agreement.

These information brochures are in PDF format and easily downloaded. If you cannot download them we
will provide these to you in person when we meet. We will then make an
appointment to review these in person with you. If you are in the military or
have a reasons for not personally delivering any required document you may mail them
in with your application fee of $35. You can download our documents with Adobe

Rent to Own Program Requirements
- We will discuss various options on a case by
case basis and meet certain program requirements.
- Tacoma Down
Payment Assistance Program - up to $20,000 is available to help you
with your down payment ...etc.
- You will need to apply for a Pre-Approval
Letter from a lender of your choice, or you may call my son
Ben Leske at PC BANK, he will provide
one free if you qualify. To do so you may call him direct
at (253) 202-3355.
- After you "Pre-Qualify" and we know what
amount you are qualified for, we can then provide you a list of homes to
choose from.
- Weather you just rent..., or Rent-to-Own, you
must pass our tenant screening process which includes a credit and background
criminal check.
- Disclosure: If you have bad credit and cannot
qualify for a home loan with any other lender, you may possibly qualify for
our program with a substantial cash non-refundable deposit. You do have the
option to just rent/lease a home with less cash down naturally. More details
on request of course.
